Aiken County ordinances define a mobile home park as being five (5) or more mobile homes on a parcel of land. Before a mobile home park can be established, a mobile home park permit must be obtained from the Planning & Development Department.

An application packet for mobile home park permits has been prepared. The packet contains one (1) application, Procedures for Obtaining Site Approval for Mobile Home Parks, Conditions for Mobile Home Site Plan Approval, and a copy of Article III. Standards for Mobile Home Parks. Complete and submit the application plus four (4) copies of the complete site plan, the address verification form for the tax parcel number, and one (1) set of drainage calculations and the review fee to the Subdivision Planner in the Planning Division. The site plan should contain all the information noted in the application packet in order to avoid delays in the review and approval process. The Aiken County Planning Commission is responsible for reviewing and approving site plans for mobile home parks utilizing more than ten (10) acres of land. Plans must be submitted to the Planning & Development Department one month prior to the regularly-scheduled monthly meeting of the Planning Commission.

Review of the site plan for mobile home parks utilizing less than ten (10) acres takes approximately 20-30 working days. The time required for review of site plans will vary depending on the number of applications submitted for approval, and whether all required information has been provided on the initial site plan and application form.
